Why We Exist

Built on a decade
of doing the actual work.

EssiCommercial grew out of years spent inside large commercial projects — coordinating trades, producing construction documents, managing FF&E from spec to installation, and learning firsthand where most design engagements fall apart.

We started this studio because we wanted to work at a scale where the design intent actually survives the build. Smaller project load, deeper involvement, and documentation rigorous enough that nothing gets lost between the drawing and the wall.

Feel first, specify second

Before a single line is drawn, we need to understand how the space should feel — acoustically, ergonomically, atmospherically. That answer shapes everything that follows.

Drawings that build without confusion

Sloppy documentation costs clients time and money in the field. We take construction documents seriously — thorough, coordinated packages that trades can actually build from.

Your identity is the brief

Your brand, your people, your way of working — these aren't context for the design. They are the design. We build spaces that make sense for the specific organization inside them.

Whether it's a multi-floor corporate office or a single-suite clinic, we bring the same discipline: understand the program, get the documentation right, and stay involved long enough to make sure what gets built reflects what was designed.

Commercial Interiors

We design offices and commercial environments around how organizations actually operate — how teams move, collaborate, and need to focus. Space planning, adjacency mapping, and environmental branding are tools we use to make sure the layout earns its square footage.

Primary homes, townhouses & multi-unit

Residential Design

Residential work gets the same rigor as commercial. Full FF&E coordination, material specifications, and site presence through installation. We're interested in how you actually live — not just how the space photographs.

Clinics, studios, cultural & civic organizations

Wellness & Community Spaces

In wellness and community settings, the stakes of getting acoustics, lighting, and material selection wrong are higher. We treat sensory comfort and ergonomic planning as primary constraints from the first sketch — not adjustments made at the end.

Specs, sourcing, Revit & ArchiCAD production

FF&E & Construction Documents

Complete FF&E packages, procurement coordination, and full construction document production in Revit and ArchiCAD. We take the documentation side seriously because that's where most projects quietly lose time and budget.

How We Work

Good process is invisible. Bad process isn't.

We've seen what happens when approvals slip into construction phase, when FF&E lead times aren't tracked early, or when drawings leave too much open to interpretation. Our process is structured specifically to close those gaps.

Discovery — we listen before we draw

We start by understanding your program, how your team or clients use the space day-to-day, and where your current environment is working against you. That context shapes every decision that follows.

Concept — aligned before anything is purchased

You get a complete concept package — layouts, material palette, FF&E direction, and a cost estimate — before any procurement begins. Stakeholder sign-off happens here, not mid-construction.

Development — built to be built

Full construction documents in Revit or ArchiCAD, finish schedules, and coordinated specifications. We produce drawings that trades can follow without calling us for clarification on every detail.

Delivery — present through the finish

We track procurement, review installations on site, and stay involved until the space is complete. The handoff happens when everything is right — not when the calendar runs out.
